Attic: ventilation, daylight, moisture staining, insulation condition. Ground: gutter granule depth and downspout discharge. Each finding photographed on the spot.
What the report should give you
Photos of everything noted, a plain-language condition grade, remaining-life estimate, and - only where warranted - a scoped recommendation with numbers. A report that says "your roof is fine, see you in two years" is a common and correct outcome; any company whose inspections always find catastrophe is telling you about their sales quota, not your roof.
When to book one
