New construction is the one time you get every roofing decision from scratch. A few smart choices during the build save decades of regret.
Get these right the first time
Balanced ventilation designed for the actual attic, not the builder minimum. Ice-and-water barrier in valleys and at penetrations. Quality underlayment — the cheapest felt is where budget builders hide savings. And consider the upgrade math: going from builder-grade to architectural or Class 4 impact-resistant shingles costs the least it will ever cost right now.
Questions for your builder
Who actually installs the roof, and do they warranty their workmanship separately? What's the flashing detail at chimneys and walls? Can I see the ventilation calculation? If the answers are vague, bring in a roofing contractor to review the plan — we do it regularly for Brazos Valley builds.
