The five factors
Size — measured in squares (100 sq ft), the base of every estimate. Pitch — steeper roofs need more safety equipment, more labor, and more material. Material — three-tab, architectural, Class 4, or metal can double or triple the number. Complexity — valleys, dormers, chimneys, and skylights all add flashing labor. Decking condition — hidden rot discovered at tear-off is the most common change order.
Comparing quotes fairly
Make sure every bid covers the same scope: tear-off, decking repair rate, underlayment type, ventilation, and both warranties. The cheapest number usually leaves one of those out. Our estimates itemize everything — free, and no surprises at the final invoice.
